Please read these Terms and Conditions carefully before making a booking or using our website. By accessing our website or making a booking with Bespoke Luxury Escapes, you agree to be bound by these Terms and Conditions.

Bespoke Luxury Escapes is a luxury holiday let company based in the United Kingdom, operating the property known as Polvellan Heights — a luxury cliffside apartment located in Mousehole, Cornwall.

Bookings and Reservations
All bookings are subject to availability and are not confirmed until you have received a written confirmation from Bespoke Luxury Escapes and a deposit or full payment has been received.
By making a booking, the lead guest (the person making the booking) agrees to these Terms and Conditions on behalf of all members of the party. The lead guest must be at least 18 years of age.
We reserve the right to refuse a booking at our discretion.
Pricing
All prices quoted on our website are in pounds sterling (£) and include VAT where applicable. Prices are subject to change without notice until a booking has been confirmed in writing.
We reserve the right to correct any pricing errors on our website. In the event of a pricing error, we will notify you as soon as possible and offer the option to proceed at the correct price or cancel your booking with a full refund.
Payment
A deposit of 25% of the total booking value is required at the time of booking to secure your reservation. The remaining balance is due no later than 8 weeks prior to your arrival date.
For bookings made within 8 weeks of the arrival date, full payment is required at the time of booking.
Failure to pay the balance by the due date may result in your booking being cancelled and your deposit being forfeited.
Security Deposit
A refundable security deposit may be required prior to your arrival. This will be returned to you within 7 days of your departure, provided the property is left in the same condition as found, with no damage, missing items, or excessive cleaning required.
Bespoke Luxury Escapes reserves the right to deduct from the security deposit any costs incurred as a result of damage, loss, or additional cleaning beyond normal use.
Cancellation Policy
All cancellations must be made in writing to enquiries@bespokeluxuryescapes.co.uk. The following cancellation charges apply:
- More than 8 weeks before arrival — deposit is forfeited; balance (if paid) is refunded in full
- 4 to 8 weeks before arrival — 50% of the total booking value is forfeited
- Less than 4 weeks before arrival — 100% of the total booking value is forfeited
We strongly recommend that all guests take out appropriate travel insurance to cover cancellation costs, medical expenses, and any other unforeseen circumstances.
Changes to Bookings
Any requests to change the dates of a booking are subject to availability and must be made in writing. We will endeavour to accommodate changes where possible, but cannot guarantee that alternative dates will be available. Changes may be subject to a price difference based on the new dates selected.
Arrival and Departure
Check-in time is from 4:00pm on the day of arrival. Check-out time is by 10:00am on the day of departure. Early check-in or late check-out may be available upon request, subject to availability, and may incur an additional charge.
Full arrival instructions, including key collection details, will be provided prior to your stay.
Maximum Occupancy
Polvellan Heights accommodates a maximum of 4 guests. The number of guests must not exceed this limit at any time. Any breach of this condition may result in immediate termination of the booking without refund.
Pets
Pets are not permitted at Polvellan Heights unless expressly agreed in writing prior to booking. Any breach of this condition may result in the loss of your security deposit.
Smoking
Polvellan Heights is a strictly non-smoking property. Smoking is not permitted anywhere inside the property. Any evidence of smoking inside the property will result in a deduction from your security deposit to cover deep cleaning costs.
Your Responsibilities
Guests are expected to treat the property and its contents with care and respect. You agree to:
- Leave the property in a clean and tidy condition
- Report any damage or breakages as soon as possible
- Not cause nuisance or disturbance to neighbours
- Not hold parties or events at the property without prior written consent
- Comply with all local regulations and any property-specific rules provided at check-in
Our Responsibilities
We will ensure that the property is clean, well-maintained, and accurately described on our website. In the unlikely event of a significant problem with the property that affects your stay, we will endeavour to resolve the issue as quickly as possible or offer an appropriate remedy.
Our liability is limited to the cost of your booking. We are not responsible for any loss, injury, or damage to persons or property during your stay, except where this results from our negligence.
Force Majeure
We shall not be liable for any failure to perform our obligations under these Terms and Conditions where such failure results from circumstances beyond our reasonable control, including but not limited to natural disasters, acts of government, pandemics, or utility failures. In such circumstances, we will endeavour to offer alternative dates or a credit note where possible.
Right of Access
We reserve the right to access the property at any time in the event of an emergency, or at a mutually agreed time for the purpose of maintenance or inspection, with reasonable notice given where possible.

The content on our website is provided for general information purposes only. Whilst we make every effort to ensure the information is accurate and up to date, we make no warranties or representations regarding its completeness or accuracy.
Unauthorised use of our website content, including copying, reproduction, or distribution of text, images, or other materials without our prior written consent, is strictly prohibited.
Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms and Conditions or your use of our website shall be subject to the exclusive jurisdiction of the courts of England and Wales.

We reserve the right to update these Terms and Conditions at any time. Any changes will be posted on this page with an updated date at the top. Your continued use of our website or services following any changes constitutes your acceptance of the revised Terms and Conditions.
